What the guidance on this site is based on, how it is kept up to date, and what it is not.
PolicyUpdated 20 October 2026
The guidance published here exists to help landlords and homeowners understand electrical safety duties that are often explained badly. These are the rules we hold ourselves to.
01
What it is based on
- The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 (S.I. 2020/312), as amended by S.I. 2025/1043.
- BS 7671, the UK wiring regulations.
- Information published by Milton Keynes City Council on HMO licensing and planning.
- GOV.UK guidance for landlords, tenants and local authorities, and IET guidance for homeowners.
Where something is common practice rather than law, we say so. Where the law is unclear, we say that too, instead of inventing certainty. The main sources are linked in the footer of every page.
02
Local detail
Council details, such as licensing schemes and fees, change. Each time we check them we state the month on the page, so you can see how current they are.
03
Independence
We do not accept payment to feature a product, manufacturer or contractor. There is no sponsored content on this site and there are no affiliate links.
04
What it is not
It is general guidance, not legal advice, and not a substitute for an inspection of your property. Whether and when an EICR is required depends on the property and the tenancy, and the landlord keeps the legal duty.
05
Review
Guidance is reviewed when the law changes and at least once a year. Corrections are handled under our Corrections Policy.
