Terms & Conditions

The terms on which we quote for, and carry out, an Electrical Installation Condition Report.

PolicyUpdated 20 October 2026

These terms apply when you ask us to quote for or carry out an EICR. Please read them before booking.

01

The service

We arrange Electrical Installation Condition Reports for homes across Milton Keynes. The inspector inspects and tests the fixed electrical installation against BS 7671, the UK wiring regulations, and records each observation as C1, C2, C3 or FI. Testing of portable appliances is included only where agreed in writing. Remedial work is not part of an EICR: where it is needed we send an itemised quote, and you are free to use any qualified electrician.

02

Quotes and prices

Prices on this site are guide prices by property size. We confirm the price for your property in writing before booking, and that is the figure you pay. A quote is valid for 30 days. If the property differs materially from what was described, for example more bedrooms, a second consumer unit or a supplied outbuilding, we tell you before doing any extra work and confirm any change in writing.

03

Booking and access

We agree a time with you, your tenant or your agent. You are responsible for making sure the inspector can get in and can reach the consumer unit, meter cupboards, lofts and any outbuildings with a supply. If we cannot get in on the agreed date, a revisit fee may apply, and we will tell you the amount before rebooking.

04

Power during the visit

Circuits are switched off one at a time during testing. You are responsible for telling occupiers, including anyone working from home or relying on medical equipment, so that the visit can be planned around them.

05

Danger found on the day

If the inspector finds a C1 (danger present), they may make it safe before leaving, for example by isolating the affected circuit, with your agreement where you can be reached. What was done is recorded in the report.

06

Your responsibilities

07

The report

You receive a PDF report within 48 hours of the visit, with every observation coded and photos of anything that needs attention. The report records the condition of the installation on the day of the inspection, for the parts that could be accessed and tested. It is not a guarantee that faults will not develop later.

08

Payment

Payment terms are confirmed in your written quote. Unless agreed otherwise, payment is due on delivery of the report.

09

Cancellation

You may cancel or rearrange without charge up to 24 hours before the appointment. See our Refund Policy.

10

Liability

Nothing in these terms limits liability for death or personal injury caused by negligence, or for anything else that cannot lawfully be limited. Otherwise, our liability in connection with an inspection is limited to the price paid for it. Nothing in these terms affects your statutory rights.

11

Governing law

These terms are governed by the law of England and Wales.
