Much of Milton Keynes is recent. Broughton, Fairfields, Whitehouse and Tattenhoe Park are full of homes that went straight from the developer to a letting agent. Those homes come with an Electrical Installation Certificate (EIC) rather than an EICR.
What the EIC covers
Council guidance for landlords says a property built or fully rewired in the last five years can use its EIC instead of an EICR. Once the EIC is five years old, you need a full EICR, even if the certificate suggests a later date.
How to check your date
- Find the date printed on the EIC or the last EICR.
- Add five years. That is the latest date the let can rely on it.
- If the report recommends an earlier date, that date applies instead.

What new builds usually show
Modern RCD or RCBO boards mean reports on new builds are often clean. The things worth checking are additions since handover, such as EV chargers, solar panels and garden supplies.
