Unsatisfactory EICR? The 28-day steps landlords must follow

On this page

The list of sections is built automatically from the article’s headings.

An unsatisfactory report is not the end of the world, but the regulations set clear deadlines for what comes next.

The steps

  • Get the remedial work or further investigation done within 28 days, or sooner if the report says so.
  • Get written confirmation from the electrician that the work is complete.
  • Give that confirmation to the tenant and to the council within 28 days of the work.

If a duty is missed

Milton Keynes City Council can impose a civil penalty of up to £40,000 for each breach, after serving a notice of intent first. It can also arrange the remedial work itself and recover what it spends.

The one defence is showing you took all reasonable steps to comply. A current report is the first of those steps.

Choosing who does the work

You can use any qualified electrician. We send an itemised quote, but there is no pressure to use us.
